What is equity release?

Understanding equity release

How it works, and the protections to look for.

What is equity release?

Equity release lets eligible homeowners, typically aged 55 and over, access money tied up in their home without moving.

How does a lifetime mortgage work?

A lifetime mortgage is a loan secured against your home, while you keep ownership. The loan and interest are usually repaid from the sale of your home when the last borrower dies or moves into long-term care.

If you don't make repayments, interest is added to the loan and charged on the growing balance.

Common ways to take the money

  • •A single lump sum
  • •Smaller amounts over time through a drawdown facility
  • •Optional interest payments to help manage the balance

Is equity release safe?

Lifetime mortgages are regulated by the Financial Conduct Authority. Many plans also meet Equity Release Council standards, which typically include the protections below. Always check the features of any plan with an authorised adviser.

Protections to look for

  • •Stay in your home: for life or until you move into long-term care
  • •No negative equity guarantee: you or your estate won't owe more than the property's value
  • •Fixed or capped interest: for the life of the loan
  • •Right to move: transfer the plan to a suitable property
  • •Independent legal advice: before you commit

Advice before you decide

An authorised adviser can help you understand the plan, compare alternatives and consider the long-term impact on your estate and benefits.

Is equity release right for me?

How equity release could support your plans

Some of the most common reasons people consider releasing money from their home.

Supplementing your retirement income

You may have a valuable home but a limited pension income. Releasing some equity could help top up your finances without having to move.

  • •Covering everyday living costs
  • •Managing rising bills
  • •Maintaining your standard of living

Repaying an existing mortgage or debt

If you reach retirement with borrowing still outstanding, equity release could help you repay it.

  • •Paying off an interest-only mortgage at maturity
  • •Clearing personal loans or credit cards
  • •Reducing monthly commitments

Helping family members now

Some people choose to give loved ones a helping hand during their lifetime.

  • •Helping children onto the property ladder
  • •Paying university costs
  • •Supporting family through major life events

Home improvements and adaptations

If you'd rather stay in your home than move, releasing equity could help fund work that makes it more comfortable.

  • •Renovations, kitchens or bathrooms
  • •Accessibility changes such as stairlifts
  • •Energy-efficiency upgrades
